Originally designed as an office building, the dot com crash necessitated our reconfiguring the open plan to work for a retail tenant. While the building has an almost completely new exterior, except for a salvaged brick wall at the rear, more than 50% of the original floor plate remains, thereby maintaining the existing property entitlements. Part of the second floor is is a sky-lit double-height space, which is wonderful and generous for a retail environment. Materials are mostly concrete, steel, and wood - all left exposed; but an Argeton clay tile front facade (the second use of the product in the US.) gives the building a very clean, precise look from the street.
